The Model Explained
A referral agent holds an active Virginia real estate license but steps back from the day-to-day work of buying and selling. Instead of showing houses or writing contracts, you stay connected to your network and send clients to active agents in exchange for a referral fee at closing.
Your license stays active. Your relationships stay warm. And when someone in your sphere buys or sells, you get paid at closing without doing any of the transaction work.
At Integrity Realty Referrals, you keep your license current with us at absolutely no cost to you. We handle the brokerage compliance so you can focus on what matters most -- your people.

What You Cannot Do
Transparent Pricing
Spoiler: IRR charges you nothing. Your only real costs are your DPOR license renewal and continuing education, which you would owe regardless of where your license is parked.
IRR charges you nothing to park your license. No monthly desk fees. No annual dues. No MLS bill.
How You Get Paid
The standard referral fee is 25% of the gross buyer or seller side commission. You negotiate that amount directly with the receiving agent.
How it works: The receiving brokerage pays the referral fee to Integrity Realty Referrals. IRR then passes your share directly to you. The admin fee (where applicable) is deducted from the referral fee received before your share is calculated. NextHome Integrity Realty referrals are the highest-earning option available -- no fee, full pass-through, plus a bonus on every closing.
Simple Process
Four steps from your first conversation with Janet to your first referral check.
Contact Janet
Reach out by email or phone. Janet will answer your questions and walk you through the paperwork. There is no sales pitch -- just a straightforward conversation.
Sign the Agreement
Review and sign the Independent Contractor Agreement and Policy Manual. Transfer your Virginia license to Integrity Realty Referrals. The DPOR transfer fee is $90 and paid by you.
Submit Your Referral
When someone in your sphere is ready to buy or sell, submit a referral agreement through our agent portal before closing. You stay in touch as the friendly face. The active agent does the work.
Get Paid at Closing
When the transaction closes, the receiving brokerage pays the referral fee to IRR. We process it promptly and disburse your share directly to you.
Is This Right for You
If any of these sound familiar, a referral-only license makes a lot of sense.
The Retiring Agent
You have built a strong sphere over decades. You are ready to step back from the daily grind, but your past clients are still going to buy and sell. Keep earning from those relationships without taking on listings or buyers.
The Career Changer
You got licensed, worked hard for that exam, but real estate full-time was not the right fit. Your license is too valuable to let go inactive. Park it, keep it alive, and earn when the opportunity comes up naturally.
The Part-Timer on Pause
Life got busy. Kids, a new job, a move. You are not ready to be an active agent right now but you do not want to let your license expire either. A referral brokerage keeps you in the game at zero cost.
The Relocating Agent
You are moving out of Central Virginia and do not plan to sell real estate in your new market. Keep your Virginia license active and earn referral income by sending your Virginia contacts to active agents here.
The New Build Networker
You know people who buy new construction. Builder commissions are paid directly to the referring agent in many cases, making new build referrals one of the most straightforward earning opportunities available.
The Future Full-Timer
You plan to come back to active real estate someday -- after retirement, after the kids are older, after the dust settles. Keep your license current now so you do not have to start over from scratch when you are ready.
Ready to Get Started
No pressure, no commitment. Just a conversation about whether this model makes sense for where you are right now.
